- Can I mortgage a home on my parents’ land?
- Yes — this is the one that surprises people. Through the Kiwibank team we work with, a Paragon home sited on a family member’s property can be mortgaged, without you owning the land it sits on. The arrangement between you and the property owner is something the lender will want documented, and they will walk you through what that looks like.
- Why lenders treat it differently
- On a normal build the bank lends against a house that is physically on the land it holds as security. Ours is built in Ohoka and arrives later, so for part of the programme the security and the building are in two different places. Lenders who have done it before have a process for that. Lenders who have not tend to say no rather than learn.
- How the payments run
- A progress-payment schedule, agreed and set out before anything is signed — deposit, then defined stages, then the balance on delivery and connection. Your lender gets that schedule with the application, so the draw-downs are known from the start rather than negotiated each time.
- What they will ask you for
- A fixed, itemised build contract, the consent documentation, the NZS 3604 producer statements, and a valuation. We supply the build side of that list. You and the lender handle the rest.
- KiwiSaver and the First Home Grant
- Both are usually worth asking about, and both have their own criteria that change from time to time. Kāinga Ora publishes the current rules, and your lender will tell you where you sit against them. We deliberately do not guess at it on a website.
