Which one

Most minor dwellings are a Model One.

One bedroom, a full kitchen, a walk-in wardrobe and a butler’s pantry, in a footprint that fits behind most houses. Where two people are moving in, or where it will be rented, Model Two is usually the better long-term call.

Minor dwelling rules vary by district. We will tell you what your council allows before you spend anything.

Before you ring the council

The four questions everyone asks.

Do I need consent for a granny flat?
Almost always, yes — a self-contained dwelling is a building under the Building Act regardless of how it arrives. Whether you also need resource consent depends on your district plan, your zone and your site. We find that out for you before you spend anything.
Does it have to be connected to the main house?
No. Ours are standalone, with their own kitchen, bathroom, laundry and entry. Services can be run off the existing connections or brought in separately, depending on capacity and what your council will accept.
How long does it take?
The build itself runs in our Ohoka workshop while the site work happens at your place. Time on your property is measured in days once the foundations are in — the honest long pole is usually consent and ground conditions, not construction.
Can it be moved later?
Yes. That is the whole point of building this way. If the family situation changes, the home can be relocated or sold rather than demolished.
